Piles are driven usually 15 to 30 ft. under a structures grade beam to lift the structure back to the original elevation when new.

Streem will design a repair plan that will last and last, therefore we do not use polyurethane foam on home foundation except for void fill. We are not one of the companies that lifts the home with foam. We only use foam on patios, driveways and pool decks. The practices other companies advertise foam lifting in the home are a scam. What they don’t tell you is the warranty will be canceled when you have a plumbing leak, so when the home is sinking, they come test the plumbing if it’s leaking they void the warranty. If not leaking, they lift with foam until it is leaking. Then they cancel the warranty. We know a structure with large amounts of air under it will allow the surrounding soil to dry and drop again. We will not design a repair plan at Streem that is engineered to fail.

A common problem

Another scam in the coastal bend is what I call the vacant house specialist. These companies’ prey on the real estate meetings here in the Coastal Bend. They pay to speak in front of these re-estate agents weekly, so when a home’s foundation is in question during a sale, they get the call. They will submit estimates on the slightest drop with virtually no cracks in most homes. If they can get in the pinch of the sale? This means if you hire them then you can sell your home. The agent will call you and tell everyone “They are going to stabilize the foundation”. Which means they won’t lift anything or break anything. The seller loves this because nothing needs to be fixed. Many of these jobs are unnecessary and they are just looking for anything built out of level more than 1 inch in 20 feet. 90% of the time the re-estate agent doesn’t even know this is happening, all they know is when they recommend these companies, they get their check fast. When we get hired, we have received calls complaining we are taking too long, and the agent needed to choose the deal and get his / her check now. We find most of the time the vacant house specialist never goes inside the structure to check the floors. They drive these piles 8 ft. deep then shim it and leave. In the Coastal Bend piles should go between 20 to 30 ft. deep under the grade beams unless your structure is not very heavy, then then they go down 15 ft. deep. They complain we are too slow. It takes time to drive 6-inch cylinders 20 ft. deep on each hole. Streem routinely inspects homes that are 1 to 3 inches out of level with engineer certification and warranty. Homeowners wonder why the golf ball rolls in the rooms after it’s certified. Your home was not lifted during the sale to prevent repairs from being paid for by the seller.
